Wilfs ready plan for 300+ apartments at development in Eagan

A business entity tied to Eagan-based MV Ventures, a company owned by the same Wilf family that owns the Minnesota Vikings football team, is returning to the city of Eagan this week as it plans new buildings for the residential development known as the Viking Lakes Residences.

A Planning Commission meeting is scheduled to take place Tuesday.

Viking Lakes, located near Interstate 494 and Dodd Road, is the mixed-use project encompassing the headquarters and practice facility for the Vikings as well as other offices, residences and the Omni Vikings Lakes Hotel.

For the third and final residential phase, MV Ventures is seeking to subdivide an outlot into two lots where it plans three apartment buildings — a 116-unit apartment building on one lot and two buildings with 96 units and 115 units on the other.

The buildings are expected to be four stories tall, with walk-up entries for most first-floor units, according to the development team's report as provided in city documents.

Amenities would include club and pub rooms, exterior balconies for each apartment, a landscaped courtyard and access to the campus’ residential development’s clubhouse and pool.

The unit mix would be 28% one-bedroom units, 8% one-bedroom-plus-den units, 42% two-bedroom units, 8% two-bedroom-plus-den units and 14% three-bedroom units, according to the developer’s reports. The units would range from 910 square feet to 1,575 square feet.

A total of 633 parking spaces are planned to be included in the third phase, with 558 of those underground.

This final phase would bring the total number of residential units on the campus to 814.

The development team anticipates beginning the third phase in spring 2025, said David Stofer, director of real estate development for MV Ventures. (Construction on the second phase is expected to wrap up by the spring of next year.)

The subdivision along with final approvals will eventually be considered by the Eagan City Council, city documents state.

Two other large areas of the campus remain undeveloped, including a site most closely fronting Interstate 494 and Dodd Road and another to the east of the Omni hotel. The vision for those areas could include a corporate campus relocation or life sciences office use, Stofer said.
